NRI Home Loan in India:
Eligibility and Documents
NRIs can borrow to buy, build or renovate a home in India. Lenders ask for more paperwork than for a resident, and most of it can be arranged from abroad.

Banks and housing finance companies lend to NRIs for residential property in India. Expect a longer documents list than a resident, plan the repayment through an Indian account, and appoint someone in India with a power of attorney to sign locally.
Eligibility
NRIs and many OCI cardholders can take a home loan to buy, construct or renovate residential property in India. Lenders look at your overseas income, the stability of your job, your credit history and the number of years left on your work permit.
Documents checklist
- Passport with valid visa or residence permit; OCI card if applicable.
- Overseas employment contract and recent salary slips or salary certificate.
- Overseas bank statements showing salary credits, usually for six months.
- NRE or NRO account statements in India.
- Credit report from your country of residence, where the lender asks for it.
- Power of attorney in favour of a person in India, executed abroad and adjudicated.
- Property papers: sale agreement, title chain and approvals.
How much you can borrow
RBI limits the loan-to-value ratio for housing loans: up to 90 percent for loans up to ₹30 lakh, 80 percent between ₹30 and ₹75 lakh, and 75 percent above that. Within those limits, the amount depends on your income and existing EMIs. Tenure for NRIs is often shorter than for residents.
Repayment
EMIs are paid in rupees through an NRE or NRO account (or FCNR deposits), or from rental income in India. They cannot be paid directly in foreign currency outside the banking channel.
Doing it from abroad
Most of the process can run remotely: application and documents by email, video verification, and local signing by your power of attorney holder. For property in Raipur or Bilaspur, we coordinate the lender, the builder and your family here.
