A loan against property (LAP), sometimes called a mortgage loan, uses property you already own as security. Because the lender holds collateral, it prices the loan well below an unsecured business or personal loan and lets you repay over a decade or more.
Lenders usually advance 50 to 70 percent of the property's assessed market value. Residential property generally gets the higher end and better rates; commercial and industrial property gets less. The exact figure depends on the lender's valuation, not your estimate, which is why two banks can offer very different amounts on the same building.
The trade-off is real. The property is at risk if repayments stop, and processing takes longer than an unsecured loan because of legal and technical checks. For funding a business expansion, a child's education or consolidating expensive debt, it is usually the right structure. For a two-month gap, it is not.

ii
Against a shop, office or showroom. Lower loan-to-value, but often the only way to fund a larger requirement.

Move an existing LAP to a lower rate, with a top-up if the property's value has risen.

We check the title chain and approvals before applying, because title is where most LAP files stall.

Straight answers to what people in Raipur ask us most.
It depends on the property and the borrower more than the bank. Public sector banks are often cheapest for salaried borrowers with clean residential property; private banks and housing finance companies tend to be more flexible on self-employed income and commercial property. We compare several and show you the offers side by side.
Usually 50 to 70 percent of the lender's valuation of the property, subject to your income supporting the EMI. Residential property generally qualifies for more than commercial property. A co-owner of the property normally has to join the loan as a co-applicant.
KYC for all owners and applicants, income proof (salary slips and Form 16, or ITRs with financials and bank statements for self-employed borrowers), the complete title chain of the property, approved building plan, latest property tax receipt and an encumbrance certificate. Lenders also commission their own legal and valuation reports.
Typically two to four weeks from a complete application, because the lender must verify title and value the property. Clear, well-documented title is the single biggest factor in how fast it moves.
For larger amounts and longer periods, usually yes: lower rates and much longer tenure. Unsecured loans are faster and do not put property at risk, so they suit small, short needs. If you own property and need more than a few lakh for several years, a LAP is worth comparing.
Yes, if they join the loan as co-applicants, since the owners of the property must be party to the mortgage. Lenders then consider the age and income of every applicant when deciding the tenure and amount.
Free, nothing to sign, and nothing recommended on the first call. Bring whatever paperwork you have; if you have none, come anyway.
